What Every Buyer Should Know Before Moving to Southwest Florida

What Every Buyer Should Know Before Moving to Southwest Florida

Are you considering moving to Southwest Florida? You’re not alone. Every year, tons of folks trade snow boots for flip-flops, drawn by the warm weather, white-sand beaches, and slower pace of life. Whether you’re relocating for retirement, work, or a lifestyle change, there’s much to love here, but you’ll want to know a few things before moving.

We live and work here at Jim Westerfield and love helping people figure this out. Consider this your local-friendly guide, written by real humans who know what it’s like to build a life in SWFL.

The Weather’s Great—Mostly

Let’s be real: the weather is one of the biggest reasons people consider moving to Southwest Florida. Sunshine? We’ve got it almost year-round. But summer? It’s not shy. It gets hot and humid, and we’re not just talking about warm afternoons—we’re talking about walking outside and your sunglasses fogging up in kind of muggy weather.

And then there’s hurricane season. It runs from June to November, and while direct hits aren’t guaranteed, being prepared is just part of living here. Most homes come with hurricane shutters or impact windows. If they don’t, it’s worth budgeting for them.

Still, when December rolls around, and you’re biking past palm trees in 75-degree weather, you’ll know you made the right call.

Housing Isn’t One-Size-Fits-All

The homes here range from waterfront condos and golf course villas to cozy bungalows and modern townhomes. Whether you’re into quiet canals in Cape Coral, the downtown energy of Fort Myers, or the upscale charm of Naples, there’s something for everyone.

But here’s the thing—prices and styles vary greatly depending on location. Some areas get super competitive during the snowbird season (that’s winter when seasonal residents come down), and houses can move fast.

We always suggest connecting with someone local—someone who knows which neighborhoods flood, which have strong community vibes, and which are quieter in the off-season. That’s what we do at Jim Westerfield, by the way. We’re big believers in helping people match their lifestyle to the right home, not just chasing price tags.

You’ll Want to Think About Insurance Early

No one loves insurance talk, but it matters here. Moving to Southwest Florida means dealing with flood zones, hurricane risk, and sometimes high premiums. Flood insurance isn’t always required, but many folks get it anyway—peace of mind is beautiful.

Windstorm insurance is another one to watch. Some lenders require it if you’re buying near the coast (or even if you’re not). Trust us; you want to understand this before you’re under contract for a house.

Life Moves a Little Slower—And That’s a Good Thing

If you’re coming from a big city, the pace here might feel… different. People move more slowly, wave to neighbors, and spend more time outside. Local markets, community events, and beach sunsets are our thing.

That said, there are still plenty of places and things to do. Between downtown Naples’ art walks, Fort Myers’ music scene, and the many golf courses and parks, it’s easy to fill your weekends. You’ll also hear a lot of folks talking about “season”—when winter visitors flock down, and the roads, restaurants, and events get busier. Then summer comes, and things settle into a chill, locals-only rhythm.

Schools, Services, and Getting Around

Got kids? Southwest Florida has solid public and private school options, depending on where you land. The region also has growing healthcare networks, reliable utility services, and expanding internet providers.

Just a heads-up—this isn’t a prominent public transit place. You’ll probably want a car, especially if you explore beaches, trails, or local spots like Sanibel, Bonita Springs, or Babcock Ranch.

Don’t Go It Alone

Buying a home is a big deal, no matter where you are. But moving to Southwest Florida comes with its quirks—like figuring out which neighborhoods are in flood zones, knowing when to act fast in a hot market, or understanding local zoning rules.

That’s why we do what we do at Jim Westerfield. We’re not here to push you into anything. We’re here to help you figure it out, answer your questions, and ensure you land in a place you love, without the stress. Whether it’s your first house or your fifth, this stuff should feel exciting, not overwhelming.

Let’s Recap

Moving to Southwest Florida is a big step, but a fun one. Between the warm weather, friendly communities, and all the outdoor perks, it’s easy to see why people keep coming. But don’t just follow the sun—do your homework, ask questions, and get a little help along the way.

Jim Westerfield is just a call or clicks away if you dream of life under palm trees and want someone local to help you determine the next steps. There is no pressure. It’s just people who live here, know the area, and enjoy assisting others to feel at home.
